The Brief

The project management firm Litchford Consulting required the unit be completely stripped out and refurbished ahead of it being marketed to rent. The client wanted the building upgraded to a high specification with modern amenities to attract strong tenant interest and maximise rental income. The building, in the Oxgate Centre, is in a prime location just off Edgeware Road in London.

The Challenge

The build required significant changes and, as there was another company working in the adjoining building, a party wall agreement was required to protect the interests of the property owner during the construction work on the shared boundary.  As the exterior walls were demolished and rebuilt, plastic sheeting had to be reinstated to ensure the building was watertight at the end of each day. To reduce noise, the contractors worked on site at times pre-agreed with the neighbouring unit. This meant detailed operations planning throughout the project.

The new build also required services to be added. APSS worked closely with statutory authorities to ensure this was done smoothly and with minimal disruption.

The Result

The building was completed to a high standard and handed over to the client on schedule. The client is now able to market the property at a higher value than otherwise would have been possible, had the work not been completed, to attract a high-end tenant to take on the property.

The Details

The team stripped out and refurbished the space with upgrades to the existing fabric of the building including a new composite roof with skylights, new cladding, new curtain walling, fire-rated painting to all steels, remedial works to concrete floors, ceilings, fire-stopping, windows and doors. New services were installed including mechanical heating for energy efficiency, an electric panel, lighting, air conditioning, a fire alarm, new power inverters and solar panels.

The ground and first-floor refurbishment included open-plan office areas with new carpet tiles, wall decoration, installation of kitchenettes, bespoke joinery and new amenity blocks.

External works included a new tarmac surface for the car park with white lining for designated spaces, three new EV parking spaces, a disabled parking space, paving slab perimeter path and soft landscaping.
